‘Dilapidations’ refers to a whole category of repairing issues affecting rented properties, both during and at the termination of a lease. 


Both the landlord and the tenant will require legal and surveying advice on dilapidations matters.  The nature of any survey undertaken, and the schedule or report provided, will depend on several factors, particularly the timing of the event and the terms of the lease. 


As with a Schedule of Condition, a Dilapidations Schedule records factual observations, rather than providing a description of building construction and the likely causes of defects.  In addition, it provides advice on required action to remedy the defects, and may or may not contain costings. 


Whilst we do not provide costings in our reports, we will recommend that quotations be obtained from appropriate contractors or specialists, where necessary.
